Job Description
- Assist and recommend building maintenance activities that can aid in the improvement of the building;
- Propose and plan building improvement (budget and equipment) and government compliance projects.
- Assist and supervise major repairs and renovation projects.
- Review, update and improve internal process and procedure.
- Ensure, maintain, and oversee repairs of building and electrical office equipment, such as listed below but not limited to:
- Lighting fixtures;
- Air-conditioning units;
- Electrical room and building electrical load;
- Elevator and mechanical room;
- Generator set;
- Water pump motor, water tank
- Maintains and ensures complete inventory of all tools, building properties, fixtures, and other related items.
- Provide initial troubleshooting, repair and timely response of emergency maintenance;
- Performs preventive maintenance procedures on building facilities and/or company equipment to prevent costly breakdown.
- Responsible for monitoring and assessing hazardous and unsafe situations and developing measures to assure personnel safety.
- Participate in planning meetings to identify any health and safety concerns inherent in the operations daily work plan.
- Provide, prepare and implement Emergency Plan and properly coordinate with Disaster Coordinating Team.
- Monitor daily improvements of building utility staffs (through the coordinator) and security guards to ensure cleanliness, safety, security.
- Keep a log/record of all repair, preventive maintenance, and projects with proper documentation.
- Coordinate with HR in conducting orientation, drills, relating advisories related to safety and security.
- Coordinate with Administrative Services and Procurement Head in ensuring compliance with government regulations on building safety, environmental standards, and building permits.
Minimum Qualifications
- At least 2-year experience building maintenance and administration.
- Bachelor’s degree holder in civil engineering, electrical or any related course.
- Familiar with ISO standards;
- Knowledgeable in using the computer for internet surfing, typing word document, and spreadsheet.
- Proficient in communicating in both English and Filipino.
- Skillful in building a positive working relationship with people.
- Skills needed: Technical Skills in repair and maintenance (e.g. air conditioning, plumbing, electrical, masonry), electronics skill, monitoring skill, observation skills
