Job Description
- Provide strategic guidance, insight and knowledge about market trends, customer attitudes, and effectiveness of sales strategies
- Develop and execute sales strategies in order to achieve monthly, quarterly and year end goals
- Pre-qualify Buyers
- Oversees the operating performance of and compliance of current sales team
- Reviews activity reports, budgets, and financial statements and tracking progress toward occupancy, pricing and operating revenue and expense goals and objectives; takes corrective actions when needed.
- Leads or participates in process improvement initiatives by identifying opportunities for enhancing business performance, and leading sales team in developing and implementing innovative programs, policies, procedures, and practices
- Upholds ethics and integrity in all business interactions and activities
- Provide clear and regular communication to Sales team
- Foster a learning organization for all levels of Sales team
- Utilize technology provided to manage leads and contracts
- Demonstrate property features by providing prospects with a full sales presentation
- Ensure that all required contract documents are current and accurately executed
- Participate in onsite/offsite prospect/broker events and outreach activities
- Think strategically and provide feedback and recommendations to sales team
- Generate referrals and build strategic customer and Realtor relationships in order to maximize revenue for our developer.
- Must be committed to maintaining a high level of integrity in all dealings and handle confidential information with discretion.
- Able to proactively face challenges, as well as handle all scenarios with perseverance and patience.
- Committed to providing customers with excellent service is required. The capacity for creating focus and exceeding goals successfully are necessities for this position.
- Establishes high levels of quality, accuracy, and process consistency in planning, forecasting, and budgeting approaches used by the sales organization
- Accountable for the timely assignment of all sales organization objectives
- Directs and supports the consistent implementation of company initiatives
Minimum Qualifications
- Bachelor’s in Business, Real Estate, Marketing or related field
- 7+ years of direct sales experience
- Minimum of 5 years’ sales management experience
- Thorough understanding of real estate leasing, construction and development projects in a retail environment.
- Strong project management and organizational skills, combined with proficiency at multi-tasking - often managing multiple projects and personnel simultaneously.
- Thorough understanding of and ability to analyze key drivers of success for real estate projects, including demographic and competitive factors.
- Experience in real estate lease negotiations, including rent factors, tenant allowances and lease terms.
- Outstanding written and verbal communication skills; capable of communicating with all levels of personnel in an appropriate, understandable and concise manner
- Strong interpersonal skills. The individual must be capable of developing and maintaining strong internal and external relationships in order to achieve objectives.
- Self motivatived, but collaborative and team-oriented individual with strong sense of integrity and professionalism
