Job Description
To process the encumbrances of loan documents at Land Transportation Office (LTO) and annotation of the mortgage at Registry of Deeds (RD) or in the proper government agencies.
Specific Duties and Responsibilities
- Negotiates personnel of government and other agencies to process the application of the following documents: (pre and post transactions).
- Land Transportation Office - LTO (Encumbrances and OR/CR verification.
- Land Registration Authority (LRA) - Title verification
- Registry of Deeds (RD)
- Endorses to LTO for encumbrances and annotation of the mortgage at Registry of Deeds.
- Picks up the encumbered OR/CR from LTO and annotated documents at the registry of deeds.
- Prepares and submits the liquidation expenses related to encumbrances and annotation of the mortgage.
- Negotiates to government personnel to facilitate the processing of miscellaneous transaction related to business transactions.
- Monitors the incoming and outgoing movement of documentation for encumbrances and annotation.
- Maintains good public relations by attending offical gathering and meeting conducted by the government office.
- Provides reliable documentation status and update to internal and external customers.
- Submits accomplishment report to documentation supervisor in a daily basis.
- Supports the implementation of documentation section guidelines and procedures.
- Assists branches documentation concerns.
- Performs other functions assigned from time to time.
Minimum Qualifications
- At least College level
- At least 2 years experience in dealing government offices such as but not limited to Land Transportation Office (LTO) or Registry of Deed (RD) or related experience.
- Possess Good Communication Skills (oral and written)
- Attention to details, acts quickly, sense of urgency, able to meet deadlines.
- Has the following traits: honesty, sincerity, trustworthiness, truthfulness, and integrity.
- Tactful, respectful, courteous, and polite in dealing with clients, dealers, and agents.
- Basic knowledge of computers.
