Job Description
- As required per the project LOD guideline, provide 3D modeling of the project electrical distribution system components including the following Electrical Level of Detail:
- Cable tray, access zones, and equipment to be included in the model.
- Light fixture locations and space requirements to be included in the model.
- All power feeds to equipment and all switch gear will be modeled.
- Consider modeling switches and outlets where coordination with architectural, FFE or interior elevations is a concern.
- Any access zones requirements will be modeled as solids.
- “No-fly zones” above electrical panels shall be modeled as solids
- Conduit that is larger than 3/4” diameter.
- Model all equipment and panels to scale.
- Identify all service and access areas.
- Show size and thickness of housekeeping pads.
- Show all sleeved or cored hole penetrations.
- Model all “no-fly zones” for: access, maintenance clearance, elevator shaft, code issues, constructability with solid objects.
- Any item which may impact coordination with other disciplines
- Penetration thru building systems such as cast-in-place concrete and CMU walls shall be identified in the Trade Contractor’s model by means of a modeled sleeve (w/ defined tolerance).
- Equipment to have manufacture and model attached.
- Origin Point is to be the same as that established during the design phase of the project. All models must be in the correct location in 3D Space (x, y, and z coordinates). These coordinates will be set by the design model managers and construction model manager and distributed to all consultants & trade contractors for their use. This includes correct floor elevation(s) (z coordinates). The correct insertion point is critical and ensures that each model will align properly for the master aggregate Model without modification.
- Tolerances must be within 1/8” of theoretical dimensions. Tolerances for specific items and systems will be determined as necessary. Model tolerances are not to be construed as construction tolerances. Imperial units. One (1) unit in the model equals 0’-1”. BIM/3D Models need to be in the correct scale and units. One unit (in the model) equals one inch.
- All coordination drawings and install drawings to be pulled directly from the coordinated model.
- All RFI’s and design changes are to be incorporated into the model within 1 week of receipt of design changes by the subcontractor.
- As-built model to be provided by the subcontractor at close of project.
- Electrical Model to Include:
- Model all conduit raceways 1” and larger.
- Model all grouped conduit raceways with 2 or more conduits.
- Model all junction boxes 6”x6” and larger.
- Model all cable trays and/or hook locations.
- Model hangers, supports and seismic bracing.
- Model all light fixtures (including neon) and switching devices.
- Model all Fire Alarm devices
- Model phone/data ports
- Model all security devices (cameras, card readers, motion sensors, auto door locks, etc.)
- Model all audio speakers and equipment.
- Model all Electrical Equipment: panels, transformers, switch/paralleling gear,
- ATSs, generators, data racks, starters, VFDs, Exit Signs, AV Equipment,
- Recessed Electrical devices and Access Doors, etc.
- The Electrical Contractor shall also include in the 3D model Equipment pads, inertia pads, and Access Doors.
- The Electrical Contractor shall identify under separate drawing layer Access doors and accessibility requirements for above listed items for code and maintenance purposes.
- All embeds required to complete scope of work.
Minimum Qualifications

Perform modeling and BIM coordination utilizing Autodesk cloud platform tools including Revit, Collaboration for Revit, CFR, BIM 360, and Navisworks. Modeling and Design will reflect electrical engineering and potential VE sizing for all electrical system components and reflect the approved-for-construction product data and shop drawings.

Participate in the 3D BIM review and clash detection process including meetings and/or review of the clash detection reports; and Provide resolution of clash conflicts assigned to electrical discipline

Provide continuous constructability review and feedback to the interdisciplinary design and construction team.

Incorporate RFI responses into the updated model, as applicable.

Provide finally approved clash free plans with dimensional information in PDF and Native formats to the field.

Provide final as-built drawings.
