Senior Property Analyst  

PT Jakarta Setiabudi Internasional Tbk, a leading listed real estate development and investment company, has an immediate need for a very intelligent, highly talented individual in its Jakarta head office. We are looking for a senior property analyst to provide investment analysis and market research for our developments and investments in residential, hotels and commercial real estate. As part of the Business Development team, the position requires involvement in many facets of real estate investment,including underwriting, financing, legal aspects, research and asset management. This is an opportunity with considerable growth potential for someone with a strong interest in real estate investment.

Responsibilities include:

• Running financial analysis for property developments and investments, including cash flow projections, profit & loss statement, valuations and financial performance measures.
• Providing research based analysis and recommendations; conducting research on specific properties, submarkets, regions, micro- and macro-economics to facilitate investment decisions.
• Assisting in coordination and due diligence tasks as assigned for joint ventures, acquisitions, dispositions and financing transactions.
• Preparing and presenting of investment memos, research findings and due diligence investigations to senior management.

• Min. Bachelor degree, preferably with a focus in real estate, finance, business or economics.
• 5-10 years work experience, including at least 3 year of meaningful financial analysis experience, preferably with a firm involved in real estate, financing or investment.
• Excellent working knowledge of Microsoft Excel and ability to create and modify financial spreadsheets.
• Deep understanding of accountancy principles and key financial indicators such as IRR, NPV, Payback period, Yield, etc.
• Research-oriented with an ability to collect, analyze and distill meaning from large volumes of data, and clearly present findings.
• Outstanding communication skills, both verbal and written in English and Bahasa.
• Ability to comfortably interact with outside consultants, vendors, partners and agency contacts.
• Working knowledge of PowerPoint, Word, Outlook, and other Microsoft suite programs.
• Diligent, hard worker, capable of thriving in an intense and high-energy environment.
• Ability and willingness to travel occasionally to portfolio assets.
• Passion for real estate and a desire to grow a career within the organization.
