Job Description

The Liaison Officer will support the Strategic Land Acquisition Management across various functional areas of the Company, including, but not limited to, land acquisition, titling process, conversion process, PEZA applications and presidential proclamation.

Land Acquisition - Services

- Reviews all pertinent documents for properties to be acquired and communicates any issues immediately to his/her immediate superiors

- Conducts research to validate the authenticity of the documents as well as to provide relevant facts

- Ensures that all documents / resources needed for every contract signing for lot acquisitions are available

- Ensures that all documents to be signed have been reviewed by external legal consultants

- Coordinates with external legal consultants all the necessary logistics, information, and documents leading to every contract signing

- Ensures that all documents for each lot signed are complete

- Prepares documentation requirements by any concerned government agencies (national / local) in matters relating to the acquisition of land and transfer of ownership to the company

- Initiates and prepares payment forms for the funding requirements for each lot being acquired

- Communicates with the accredited brokers/agents in matters relating to the documentation requirements for lots being acquired

- Visits national and local government offices in matters relating to the land acquisition and transfer of ownership for the lands acquired.

- Ensures all department monitoring files and records are updated, both soft and hardcopies.

Department of Agrarian Reform (DAR) Conversion

- Assists in the preparation of the required documents in securing DAR conversion

- Monitors progress of applications

PEZA and Non-PEZA applications and Presidential Proclamation

- Assists in registering new applications or expansion areas for Special Economic Zone (SEZ) and/or non-PEZA/BOI development projects

- Monitors progress of application

Regulatory Compliance

- Prepares and ensures correctness of reports in all matters relating to the land acquisition

- Prepares reports in all matters relating to compliance to any relevant government agencies

Administrative

- Handles all adminstrative duties in the department both in acquiring land and post-land acquisition services;

- Manages and maintains the files and records of the department

Minimum Qualifications

  • Knowledge in Philippine Economic Zone Authority (PEZA) laws and tax compliance, particularly in real estate, is an advantage
  • Preferably with at least one (1) year experience in a related field
  • Knowledge in a real estate business is an advantage
