Job Description
The Business & Project Development (BPD) Department is responsible for creation of project inventory for sale and investments for lease. The project inventory, whether for sale or lease provides the company’s revenue and operating income. As such, BPD is shares responsibility in the achievement of the company’s revenues, gross profit margin, and net income. The 3 major functions required to carry out its responsibility are as follows:
1) Land Acquisition Function
- Evaluation of land or properties for acquisition
- Inspect sites
- Conducts research & due diligence studies on the land or property
- Coordinates with both internal departments and third-party consultants for the completion of technical and legal due diligence.
- Prepares the reports and presentations for the results of all research and due diligence studies.
- Develops the feasibility study to determine the highest and best use of the land or property
- Financial
- Strategic
2) Project Conceptualization
- Market research
- Develops project vision and story
- Develops project parameters
- Collaborates with all designated project team members
- Develops project financial studies
- Develops the project schedule
- Assists the BPD manager to develop the project’s Business Plan for approval
- Prepares memos
- Prepares presentation materials
- Coordination for approvals
3) Project Implementation
- Monitors the project schedule and ensures the timely completion of all project milestones.
- Collaborates regularly with the project team
- Arranges the regular project team meetings or team huddles.
- Disseminates all project information to the project team and internal departments.
- Attends all meetings with the project’s designers, consultants, contractors or suppliers.
- Provide regular project status updates to the BPD manager & BPD Head.
- Manages custodianship of all project documents (both hard copies and electronic).
- Implements the project’s pricing and payment term strategy.
- Prepares and updates price lists & payment terms
- Computes alternative payment terms
- Participate in all sales and marketing events of the project
- Ensures project’s compliance with all legal and government regulatory requirements.
- Ensures the execution of the project’s vision and story until completion and hand over.
Minimum Qualifications
- Graduate of Business Management/Finance/Accounting or any related course
- At least 1-2 years experience in real estate, business & project development, financial analysis, market research
- Highly proficient in creating spreadsheet models
- Must possess a high level of analytical and creative thinking
- Candidates must have high propensity for problem-solving
- Should be highly personable and enjoys social interaction
- Must be an effective team player
- Applicants must be willing to work in BGC, Taguig City
Skills required:
- Must be able to do fieldwork and travel
- Must have good interpersonal and communication skills, team player and result-oriented attitude
- Good comprehension and analytical skills
- Has keen attention to details
- Should be an achiever. Derives high satisfaction in getting things done
