Job Description

The position is responsible for ensuring that all acquisition, leasing, disposing of, documentation, titling, and registration of land and other real property, including rights of way, are in compliance with applicable laws, rules, and regulations.

Duties and Responsibilities:

  • Assists in the negotiation, documentation, processing, and closing of agreements related to the acquisition, titling, and registration of land and other real property to ensure that agreements and other documents are in compliance with applicable laws, rules and regulations.
  • Manages and/or conducts the legal due diligence of real properties and ensures that the legal due diligence is thorough and properly documented.
  • Assists in the process of registration of real properties and any rights thereto, including procurement of the titles to real properties.
  • Identifies applicable legal standards, processes and requirements and ensures complete and proper compliance with all legal requirements for the exercise of rights over real property.
  • Provides legal advice and guidance on the acquisition, documentation, titling, registration and use of land and other real property and keeps relevant stakeholders abreast of legal developments critical to business decision-making.
  • Guides AP and AP-BUs in the interpretation of laws, rules and regulations affecting the acquisition, titling, registration and use of land and other real property.
  • Conducts legal research, identifies and analyzes legal risks and issues relating to the acquisition, titling, registration and use of land and other real property, and recommends measures and strategies to ensure that the rights of AP and/or its BUs are protected.
  • Drafts and reviews contracts and other documents related to the acquisition and use of land and other real property ensuring that the rights of AP and/or its BUs are protected.
  • Ensures that all legal issues are addressed prior to the transfer of ownership of, and/or any related rights over, land and other real property from the seller’s name to the name of AP or its BUs.
  • Ensures accuracy of individual titles prior to turnover to AP or its BUs.
  • Drives collaboration among AP, AEV-Legal, AP-Bus, AP CSUs and external counsels for administrative and judicial proceedings affecting the acquisition, titling, registration and use of land and other real property.
  • Acts as a resource for claims, defenses and counterclaims, litigation, negotiations, and court proceedings.
  • Participates in legal audit and compliance activities of AP.
  • Builds and maintains networks/relationships with relevant government agencies to contribute in the accomplishment of tasks relating to projects involving the acquisition, titling, registration and use of land and other real property.
  • Assists in the review of, and initiatives for, future legal policies affecting the acquisition, title, registration and use of land and other real property.

Minimum Qualifications

  • Bachelor's Degree of any course Lawyer
  • With at least 3 years total experience in similar position (Junior Associate)
  • Has experience working in Law Firm and/or Real Estate
  • Has knowledge in real estate matters, environmental laws, indigenous people laws
  • Background in Power/Energy industry is an advantage
  • Working knowledge in due diligence work and closing transactions is a must
  • Can start ASAP
  • Willing to work in BGC, Taguig
